How does the qualification simulator work?
Enter your scenario — price or home value, down payment, income, debts, credit score and rate — and the simulator runs the same B-20 math a lender's underwriter uses: your GDS/TDS ratios, the stress-test qualifying rate (the greater of your rate + 2% or 5.25%), your loan-to-value, CMHC insurance, and your maximum mortgage. It then matches you to the lenders in our 100+ network whose guidelines typically fit your profile.
Is this a real approval?
No — it's an instant estimate to show you where you stand and who's likely to lend. A real approval depends on documents (income, down payment, credit) reviewed by a licensed advisor. The demo here uses sample numbers; log in to run your own file, then a broker confirms it.
Why do I need to log in to run my own scenario?
The public demo lets you explore with sample profiles. Logging in lets you save your real scenarios, run them privately, and have a licensed advisor pick them up — your numbers stay on your file, not in a public tool.
Which lenders does it check?
Our network spans 100+ lenders — the Big-6 banks, monoline A-lenders, credit unions, and alt-A / B-lenders for tougher files (self-employed, bruised credit, new to Canada). The simulator surfaces the ones whose published strengths match your scenario, and an advisor confirms the exact fit.
What's the stress test and why does it lower my number?
Federal B-20 rules require lenders to qualify you at the greater of your contract rate + 2% or 5.25% — not the rate you'll actually pay. It's a buffer in case rates rise. The simulator shows both your real payment and the qualifying payment so you can see the gap.
Does using this affect my credit score?
No. Nothing here pulls your credit — you type in your own estimate of your score. A formal credit check only happens later, with your consent, when you start a real application.
