Four advantages a broker
has over your bank.
The deciding number is always the rate — and that number is always better when 16 advisors speaking Hindi, Punjabi, Farsi, Urdu are competing for your file.
Shop every lender, not just one
A broker's job is to find the best rate and product across A-lenders, B-lenders, monolines, and private lenders — not to sell one institution's product. You see every option, ranked.
Expert advice at zero cost
Lenders pay us a finder fee at closing. You get full lender comparison, rate negotiation, and file management at no extra cost. Any brokerage fee on B or private files is always disclosed upfront.
We'll try to beat your rate
Bring us any eligible Big-6 bank written offer — same product, term and amount. If we can't beat it, we pay you $500 at closing. Conditions apply. That commitment is in writing, every time.
One advisor from start to close
Not a call centre. One advisor owns your file from pre-approval through to funded. They know your situation, your timeline, and what each lender will and won't accept.
How to get a
mortgage through us.
Three steps. No surprises. Your advisor with you end-to-end.
Tell us your situation
5-minute intake: property type, purchase price, down payment, income, and timeline. No credit pull to begin. We map your options before you commit to anything.
We shop 100+ lenders for you
Your advisor submits your profile to our lender network — A-banks, monolines, B-lenders, and private — and brings you the top matches ranked by rate, terms, and fit.
You choose; we close
Pick the option that fits. We handle lender paperwork, condition coordination, and the lawyer-ready package. Most A-lender files close in 2–4 weeks from approval.

How brokers work, what it costs, and why it matters — answered plainly.
What does a mortgage broker do that my bank doesn't?
A broker has access to dozens of lenders — A-banks, monoline lenders, B-lenders, and private — rather than just one product shelf. Brokers are legally required to disclose how they're compensated and who placed your mortgage, so you know exactly what's happening with your file. Banks are not required to show you a competitor's rate.
How much does it cost to use a mortgage broker in Canada?
On standard A-lender files, $0 to you. Lenders pay the broker a finder fee (typically 0.5%–1.0% of the mortgage) at closing, disclosed in writing on every file. B-lender and private files may carry a brokerage fee — always disclosed before you commit and never deducted without your written consent.
Is Mortgage Squad Advisors licensed across Canada?
Mortgage Squad Advisors is FSRA-licensed in Ontario (#13737). Outside Ontario, your file is placed by a mortgage professional licensed in your province through our partner network — the same 100+ lender network and the same Rate Beat commitment.
How do you beat my bank's rate?
We submit your profile to our lender network, let lenders compete for your file, and present you the top results. Monolines and alternative lenders regularly offer lower rates than the Big 6 on the same product and term. If you bring us a written Big-6 bank offer and we can't beat it, we pay you $500 at closing. That's the Rate Beat Guarantee. Conditions apply.
Will using a broker hurt my credit score?
Pre-qualification with us is a soft inquiry — no credit impact. A formal pre-approval adds one hard inquiry. Shopping across multiple lenders within a short window is scored as one inquiry by the bureaus. The effect is typically small and fades within months.
How fast can I get a mortgage pre-approval?
Most clients receive a full pre-approval within 24 hours of submitting their documents. Your advisor holds the rate for 90–120 days and re-shops the file if rates drop during that window.
We’ll try to beat your rate.
If we can’t, we pay you $500.¹
