London renewal math: three paths, one balance

The three options above are usually described and rarely modelled. Here they are on the same $383,858 balance over a 25-year amortization — the balance carried at renewal by a London home at the $590,550 average (Middlesex & Elgin average residential price, London and St. Thomas Association of REALTORS® (via CREA)).

A. Stay — accept the letter4.64%$2,155/mo$129,300$0, and no paperwork
B. Switch — same balance, new lender4.19%$2,059/mo$123,540Usually $0 — discharge and appraisal covered
C. Refinance — consolidate $25,000 of debt4.29%$2,215/mo on $408,858$132,900Legal + appraisal; full re-qualification

Path B beats Path A by $96/mo — $5,760 over the term — for the same debt, the same amortization and, on a standard charge, no cost to you. That is the base case, and for most London renewals it is the answer.

Path C is where the headline rate stops being the point. It carries the highest payment of the three, and it is still the cheapest month for some households: illustratively, a borrower also servicing $25,000 of card debt at 19.99% is paying roughly $750/mo in minimums on top of the mortgage. Folding that into the mortgage lifts the payment to $2,215 but removes the $750, a net cashflow improvement of about $594/mo against Path B.

The honest caveat, which most consolidation pitches omit: that debt is now amortized over 25 years at mortgage rates instead of cleared in two or three at card rates, so unless you keep directing the freed-up cashflow at the balance, you can pay more total interest while feeling better every month. Refinancing also re-opens full qualification and legal costs. Model it before you sign — our renewal calculator and refinance-vs-renewal comparison run your own figures, and the payments above assume no change in amortization, taxes or insurance.

How a mortgage renewal works — the rules, the penalties and the paperwork that are the same in every city — is covered in full on our mortgage renewal guide. This page keeps to what is different in London.

Mortgage renewal across London

Does your London neighbourhood change the file?

Yes. From Old North to Oakridge, the usual type of home in each area changes how a renewal file is underwritten.

What each London neighbourhood means for a mortgage renewal7 areas · Old North, Westmount, Hyde Park, Byron…

Old North, Westmount, Byron, Wortley Village, Oakridge

Century detached near the university · 1960s–80s detached subdivision · Established detached beside the river valley · Century detached and semi, heritage character · Post-war and 1970s detached

Long-tenured owners in established stock are usually renewing a balance well below the appraised value, which is what makes a clean lender-to-lender transfer straightforward: the same balance moves, and no new money is involved.

Hyde Park

Newer detached and townhouse subdivision

A first renewal on a recent build arrives with the balance still close to the price paid. Whether it can move at all is decided by how the charge was registered at purchase — a collateral charge generally cannot be assigned to a new lender.

Masonville

Detached and condo near the university and hospital

Staying with your lender does not re-examine the corporation; switching does, because a transfer is a new approval and the status certificate is reviewed again — one more reason to start the 120-day clock early here.

What London’s market means for your mortgage renewal.

London's student-rental market is a rental-income underwriting question

A large share of London's investor activity clusters around the university and college catchments, and buying a property to rent by the room is not underwritten the way a single-tenant rental is.

More detail

Two things decide these files. The first is how the lender counts the rent: a rental add-back adds roughly half the gross rent to your income, while a rental offset nets a larger share — often around 80% — directly against the property's carrying cost. On a property whose rent is strong relative to price, which is the usual London case, the offset method is materially more generous and can be the difference between qualifying and not. The second is what the property legally is. A house rented to several unrelated students may be a lodging house under the municipality's licensing regime, and a lender's willingness to fund it — and an insurer's willingness to cover it — turns on that classification rather than on how the listing describes it. A non-owner-occupied rental also cannot be default-insured, so 20% down is the floor regardless of price. The exception worth knowing is the owner-occupied multi-unit rule: an owner-occupied duplex can use the insured tiered minimum (5% on the first $500,000, 10% above), and an owner-occupied triplex or fourplex can be insured with at least 10% down, on purchases up to $1.5 million — which in a market at London's price points is a genuinely different entry point.

Older stock, insurability, and what closing actually costs in London

London's character housing — Old North, Wortley Village, the streets around the university — is part of the city's appeal and a recurring source of financing friction.

More detail

Knob-and-tube wiring, galvanised or lead supply plumbing, an aged oil tank, or a roof near the end of its life can all affect whether a property insurer will bind coverage. That matters more than it sounds: a lender will not advance funds on a home that cannot be insured, so an insurability problem is a mortgage problem even when the mortgage approval itself is clean. Where the work is planned rather than avoidable, a purchase-plus-improvements structure lets the lender advance against the as-improved appraised value, with the improvement money held back and released once the work is verified — which requires quotes up front and enough cash to carry the job in the meantime. On closing costs, London sits in Middlesex County and pays Ontario land transfer tax only; there is no municipal land transfer tax of the kind the City of Toronto charges. At London price points the first-time-buyer rebate of up to $4,000 therefore covers a substantial share of the entire bill, sometimes all of it. Budget the rest of the stack — legal fees, title insurance, inspection, appraisal, prepaid-tax adjustments — at roughly 1.5% to 4% of price.

An illustrative London file: the rent was real, the classification wasn't

This is an illustrative composite assembled from the rules above — not a specific client, and not a promised outcome.

More detail

An investor budgets a London purchase around per-room student rent, which on paper more than services the mortgage. The file runs into two separate walls. First, the lender applies a rental add-back rather than an offset, counting roughly half the gross rent toward income instead of netting most of it against carrying costs — and the debt-service ratios, tested at the stress-test rate, no longer clear. Second, the property's use may require municipal licensing that the seller does not hold, which narrows both the lender list and the insurance options. Neither problem is about the borrower. Both are answerable before an offer: ask which method a lender uses before choosing one, and confirm the property's classification and licensing status rather than inferring it from the current tenancy. Run the same buyer at an owner-occupied duplex under the federal 2-to-4-unit policy and the entry cost falls dramatically. Every real file is assessed on its own facts.

What does a mortgage renewal work out to on London's August 2026 average price?

Middlesex & Elgin average residential price, London and St. Thomas Association of REALTORS® (via CREA) put the London average at $590,550 for August 2026. For a mortgage renewal that makes the monthly gap, first offer vs shopped about $96/mo (on a 65% balance, 4.64% vs 4.19%). The same board counted 526 London sales in August 2026. Your own property and balance replace these numbers on the file.

How does London compare with Brantford, Windsor and Sarnia for a mortgage renewal?

On each market's own cited figure, the monthly gap, first offer vs shopped is $96/mo in London against Brantford $112/mo (average $692,096); Windsor $88/mo (average $541,019); Sarnia $87/mo (average $535,819). The comparison is the same arithmetic on a different price, which is why moving the search one municipality over changes the file before it changes the rate — lenders price the same product the same way across Ontario.

What's the average renewal file size in London?

Most London renewals we handle sit around the $590,550 average home with a balance near $383,858 (roughly 65% of value). We benchmark that balance against 100+ lenders — beating the bank's first offer is worth about $5,760 over a 5-year term on a file this size.

What does a mortgage renewal cost on a typical London home?

Staying with your lender costs $0, and switching is often $0 too — new lenders typically cover the discharge (~$300) and appraisal (~$300) on a clean transfer. The real "cost" is the rate you accept: on a $383,858 London balance, moving from a 4.64% first offer to a shopped 4.19% is about $96/mo — roughly $5,760 over a 5-year term. Collateral-charge mortgages can add ~$1,000 in legal fees to switch; we check that first.

Why use a London mortgage broker for a mortgage renewal?

A local broker knows Southwest ON's property types and which of our 100+ lenders price renewal files best in London — from Old North and Westmount condos to detached stock — and there's no fee to you on A-lender files. The regional lenders on that panel are listed under the neighbourhood table above.

Are there fees to switch lenders at renewal in London?

Usually $0 to you on a standard-charge mortgage. The incoming lender typically covers the outgoing lender's discharge fee (roughly $300) and the appraisal (roughly $300) as a transfer incentive, because it is acquiring a performing $383,858 mortgage without origination cost. Two things change that. If your mortgage is registered as a collateral charge — standard at TD and Tangerine and on most HELOC-bundled mortgages — it cannot be assigned, so switching needs a new registration and roughly $1,000 in legal fees that the standard incentive does not cover. And if you increase the balance or change the amortization, it is a refinance rather than a transfer, which carries its own legal and appraisal costs. On the $96/mo saving a shopped London renewal typically produces, even the $1,000 collateral case pays for itself well inside the term — but the number should be computed, not assumed. Every fee is disclosed in writing before you commit.

What happens if my London home is worth less than when I bought?

A switch is largely unaffected. You are moving the same balance to a new lender with no new money, so as long as the loan-to-value still qualifies the transaction is about your income and credit, not your appreciation. A refinance is a different matter, because it is sized off current value: an uninsured refinance is capped at 80% of appraised value, which on a London home at the $590,550 average is $472,440 — roughly $88,582 of headroom above a typical $383,858 balance, and less if your value has slipped. A borrower who bought with a minimum down payment near a market peak can find that most of the equity on their statement is scheduled principal rather than appreciation, and that refinancing is temporarily off the table while switching is not. There is also no such thing as being "called" on a residential mortgage in Canada for a valuation change alone — as long as you pay, the contract runs to maturity. The time to establish which options are open is 120 days out.
