What it takes to buy in each market we track: the local price as its real-estate board publishes it, the legal minimum down payment on that price, whether default insurance applies, and an estimated monthly payment at today’s best 5-year fixed (4.14%) over a 25-year amortization. Every price is cited to its source. The figures are estimates, not offers.

Sorted by price, lowest first. Assumes the minimum down payment, a 25-year amortization and a 4.14% 5-year fixed rate, with the CMHC premium added to the mortgage where the purchase is insured.

Methodology and assumptions
Which markets are included
Every market on our city list whose price is cited to a published source and still inside our freshness window: 35 days for a monthly release, 180 days for a quarterly one. When a figure ages past that window the market leaves the index until its next release is added, so nothing here is presented as current when it isn’t. This edition covers markets in Saskatchewan, New Brunswick, Alberta, Ontario, Newfoundland and Labrador, Manitoba, Quebec, Nova Scotia, British Columbia.
The price
Each price is the figure the local board publishes, labelled with what it measures. Some boards publish a median and some an average, and they are different statistics, so compare rows with that in mind. Where a board publishes by property type, the row says which type the figure covers.
Down payment and insurance
The minimum down payment follows the federal rules: 5% of the first $500,000, 10% of the portion from $500,000 to $1.5 million, and 20% of the full price above $1.5 million, where default insurance is not available. With less than 20% down the mortgage must be insured. The CMHC premium is taken from CMHC’s published premium schedule for the resulting loan-to-value and is added to the mortgage. Provincial sales tax on the premium, where it applies, is paid in cash at closing and is not included here.
The payment
The monthly payment uses 4.14%, the best 5-year fixed rate on our rate board as of September 23, 2026, with a 25-year amortization and Canadian semi-annual compounding. The same rate is applied to every row. Uninsured mortgages usually price higher than insured ones, so the payment on an uninsured row is likely understated. The payment covers principal and interest only. Property tax, heating, condo fees and insurance are not included.
What the index is not
These figures are estimates, not offers. A lender’s actual rate and approval depend on your credit, income, debts, the property and the stress test, which qualifies you at the greater of your contract rate plus 2% or 5.25%.
